Location vs Property: Which Should You Prioritise?
When choosing a luxury villa or chalet, one of the most important decisions is often also one of the most overlooked: should you prioritise the property itself, or the location around it? There is no universal answer. It depends entirely on the kind of stay you want to create.
When location comes first
If you plan to spend most of your time out and about, location will probably matter more. In winter, that could mean being close to the slopes, ski school, restaurants or après-ski. In summer, it might mean easy access to the beach, marina, beach clubs, restaurants or nightlife.
A spectacular property can quickly become less convenient if every plan requires a long journey.
When the property is the destination
If the property itself is meant to be a central part of the holiday, a more secluded location can be well worth it. A chalet with panoramic views, generous living spaces and a private spa may offer a far more rewarding experience away from the busiest part of the resort.
The same applies in summer, where a villa with a beautiful pool, large outdoor areas and complete privacy can easily become the destination in itself.
Imagine how your days will unfold
Will you want to leave the property early every morning and return only in the evening? Will you dine out most nights? Do you want to walk everywhere, or are you comfortable using a driver?
Or do you see yourself spending long afternoons by the pool, enjoying dinners at home, relaxing in the spa or simply appreciating the privacy of the property? These details often matter far more than they seem when first looking at photographs.
Find the right balance
In most cases, the best choice is not about choosing one over the other, but finding the right balance between the two. Sometimes sacrificing a little space gives you a much better location. Sometimes being ten minutes further away gives you more privacy, better views and a significantly more impressive property.
The important thing is knowing which compromises matter to you and which ones do not. Because the perfect property is not only about where you stay — it is about how naturally that place fits into the way you want to travel.
